Picking the Right Photography Services for a Bothell Listing

ACRE Seattle photographs listings for agents across Bothell and the Eastside, from full photo packages to floor plans, Matterport tours, and single-property sites. Which services you need depends on the property in front of you, not on a one-size-fits-all bundle. This page walks through every service we offer so you can match the media to the listing.

Bothell listings don’t all need the same thing. A 1970s split-level on a wooded lot near Downtown Bothell sells on light, lot size, and a twilight set. A three-level townhome off Canyon Park sells on layout, and buyers need a floor plan to make sense of it. Picking the right combination of services matters more than picking a generic package, and that’s where we spend most of our time with agents.

ACRE Seattle is a real estate photography agency with a location in Bothell, working with licensed agents across the Eastside, Seattle, and the greater Puget Sound region. Every image is hand-blended by our in-house editing team. That’s flambient, not HDR. HDR stacks exposures automatically and tends to look processed. Hand-blending keeps the home looking like itself on a good day.

Below is every service we offer for Bothell agents: listing photos, rush delivery, Matterport, 2D and 3D floor plans, virtual staging, Zillow 3D Home Tour, brokerage contracts, and property websites. Use it to compare, then pick what your listing actually needs.

Listing Photography Packages Cover Everything a Property Needs

You’ve got a listing going live Thursday. You need interior photos, exterior photos, a twilight set, and a 2D floor plan, and you need them without chasing four vendors.

That’s what a listing photography package is. One shoot, one flat rate based on square footage, and everything you need to build the listing.

Our Signature Package covers:

  • Flambient photography inside and out, hand-blended by our in-house editing team
  • A twilight set
  • A 2D floor plan
  • A 15-point QA process on every photo set before it reaches you

Bothell’s housing stock is split, and that shapes what a package needs to do. Older single-family homes in established neighborhoods have mature landscaping, wooded lots, and real curb appeal. Exteriors and twilight carry a lot of weight there. Newer townhomes and condos in growth areas are tighter and taller, so interiors and the floor plan do more of the work.

Honestly, this is the step agents overthink. The package covers the listing. Add-ons handle the rest.

Next-Day Photo Delivery Rush Service Gets Listings Live Faster

Your seller wants on the market this weekend. You shoot Tuesday afternoon. When can you write the listing?

Wednesday morning. Photos are in your hands by noon the next day. That’s the standard, not an upgrade you have to ask for.

What that buys you is a workable schedule. You can write copy, load the MLS, order signage, and open the showing calendar while the listing is still fresh in your seller’s mind. No dead days waiting on a gallery link.

Rush timing matters most when you’re stacking listings. Agents running three or four launches in a month can’t absorb a three-day edit turnaround on any of them. One slow delivery pushes everything behind it.

It also takes pressure off scheduling around Pacific Northwest weather. If you’ve got one good-light window between gray days, you can book it late and still hit your market date.

Speed only counts if the work holds up. Every set still runs through our 15-point QA before it’s delivered, so fast doesn’t mean unfinished.

Matterport 3D Tours Give Buyers a Walkable Experience

A Matterport 3D tour is a walkable, click-through model of the home. Buyers move room to room on a phone or laptop, at their own pace, from anywhere.

Our 3D virtual tours are powered by Matterport. Matterport is the capture platform behind the tour, and it works across MLS, branded sites, and syndication. That’s different from a Zillow 3D Home Tour, which is tied specifically to Zillow’s own listing display. If you want the tour to live in more than one place, Matterport is the one you want.

This service earns its keep in Bothell. UW Bothell and the Canyon Park office corridor bring a steady flow of relocating buyers into the area, and plenty of them are shopping from another state before they ever fly in. A Matterport tour is the closest thing to a private showing for a buyer who can’t be here yet.

It also cuts down on low-quality showing traffic. Buyers who walk the tour first tend to show up already sold on the layout.

Matterport is an add-on to your listing photography package, not a replacement for photos.

2D Floor Plans Show Accurate Room Layout and Dimensions

A 2D floor plan is the flat, top-down schematic of the home. Room dimensions, wall placement, how the spaces connect. It’s the drawing buyers screenshot and send to their partner.

2D floor plans focus on accuracy and disclosure. 3D floor plans add visual depth for buyers who want to picture the space, not just measure it. If you need the version that supports square footage and layout accuracy on the listing, this is it.

A 2D floor plan is included in the Signature Package, so most of our Bothell shoots come with one by default.

Where it pays off:

  • Buyers checking whether their furniture fits before they book a showing
  • Split-level and multi-level homes where photos alone don’t explain the stairs
  • Remote buyers who need dimensions, not vibes
  • Listings where room flow is a selling point

Bothell has a lot of homes from the 1960s through the 1980s, and split-level floor plans are common. Photos of a split-level rarely explain a split-level. The plan does it in one glance.

3D Floor Plans Help Buyers Visualize the Space

Some layouts just don’t read in photos. Three levels, a half-flight of stairs off the entry, a bedroom tucked behind the garage. Buyers scroll through twenty images and still can’t tell how the house fits together.

A 3D floor plan solves that. It shows the layout with depth and perspective, so the space reads as a home rather than a diagram.

3D floor plans are built for visualization. 2D floor plans serve as the accurate schematic used for disclosure purposes. Plenty of listings use both: the 2D for accuracy, the 3D to sell the feel.

Newer townhome and condo developments around Canyon Park lean on this more than older stock does. Those layouts are compact and stacked vertically, and a flat plan of a three-level unit is three separate drawings a buyer has to mentally assemble. A 3D version does the assembling for them.

One thing worth clearing up: a 3D floor plan is not a Matterport tour. The floor plan is a rendered layout you look at. Matterport is a tour you walk through. Different deliverables, different jobs.

3D floor plans are an add-on to your listing photography package.

Virtual Staging Turns Empty Rooms Into Furnished Spaces

You’ve got a vacant listing. The rooms are clean and the light’s good, but empty rooms photograph small and buyers can’t tell a dining area from a den.

Virtual staging digitally furnishes those rooms so buyers can read scale and function. A bedroom looks like a bedroom. A bonus room gets a purpose.

Virtual staging is a post-production edit applied to empty rooms. It’s separate from the on-site shoot and separate from a live tour. We’re working with the photos after the fact, not moving furniture on the day.

That also answers a common mix-up. Virtual staging isn’t for a home that’s already furnished. It’s for empty or under-furnished spaces where the room needs help telling its story.

Timing matters in the Pacific Northwest. Through the gray stretch from November into February, exterior light is unreliable and vacant homes feel colder in photos than they do in person. Staged interiors carry more of the listing during those months.

Virtual staging is an add-on to your listing photography package.

Zillow 3D Home Tour Publishes Directly to Your Zillow Listing

Want the walkthrough sitting right on your Zillow listing with the tour badge attached? That’s this service.

A Zillow 3D Home Tour is formatted specifically for Zillow’s platform and its listing display. Buyers browsing Zillow get the tour in the place they’re already looking, without clicking out to a third-party link.

Here’s the distinction agents ask about most. This service is built for Zillow syndication specifically, while Matterport tours are platform-agnostic and can live on branded sites or other listing feeds. Both give a buyer a walkable tour. The real question is where you need that tour to live.

If your marketing runs heavily through Zillow and you want the badge on the listing, go this direction. If you want one tour that travels across the MLS, your own site, and a single-property page, Matterport is the better fit.

A fair number of agents run both, especially on higher-visibility listings. There’s no rule saying you pick one.

Zillow 3D Home Tour is an add-on to your listing photography package.

Broker Agency Photography Contracts Support High-Volume Teams

Running a team means running the same launch checklist over and over. When four agents each book their own photographer, your listings stop looking like they came from the same brokerage.

A broker or agency photography contract fixes that. One vendor, one editing style, one scheduling process across every listing your team puts out.

What a contract typically sets:

  • Recurring shoot scheduling across multiple agents
  • A consistent editing look on every listing
  • Image usage rights across the team’s marketing
  • A single point of contact instead of scattered bookings

The usage rights piece deserves more attention than it usually gets. Agents tend to think a photography contract is about the calendar. In practice, the licensing terms are what matter six months later, when a listing gets relisted or a team member leaves: who can use the images, where, and for how long.

We work as an extension of your business: a dedicated account manager and same-day support by text, call, or email.

Contracts suit Bothell brokerages doing steady monthly volume across both King and Snohomish county listings.

Property Websites Single-Property Sites Give Listings Their Own Page

You’ve got photos, a floor plan, and a tour sitting in three different places. Now you need to text all of it to a buyer’s agent in one line.

A single-property site puts every piece of listing media on one page with one shareable link. Photos, floor plans, tour, address, your branding. That’s it.

It’s the easiest thing to hand to someone. Drop the link in a text, an email, a social post, or a QR code on the sign rider. The buyer sees the listing presented the way you built it, not the way a portal chose to lay it out.

Relocating buyers use these hardest. Someone moving in for a job at Canyon Park often forwards one link to a spouse three time zones away, and a single page beats four attachments every time.

It also reflects on you. A branded page for the listing says the seller hired someone who takes marketing seriously, and that’s a useful thing for a listing appointment.

Property websites are an add-on to your listing photography package.

FAQ

Frequently asked questions

Do I need a Matterport tour or just a 2D floor plan for my Bothell listing?

Get a Matterport tour if buyers are relocating and can’t see the home in person, and a 2D floor plan if you need accurate room dimensions and layout for disclosure. Many Bothell listings use both. The floor plan explains split-level layouts that photos alone can’t show, while Matterport lets remote buyers walk the home before booking a showing.

How do I know if my Bothell listing needs a full photography package or just add-ons?

Start with a full package if it’s a new listing going live, since it covers photos, twilight, and a floor plan in one shoot. Add-ons like Matterport or virtual staging make sense once the base package is booked. Most agents overthink this step. The package handles the listing itself, and add-ons handle specific buyer needs.

How fast can I get photos back for a Bothell listing launching this weekend?

You can get photos by noon the next day after your shoot. That’s our standard turnaround, not a rush upgrade you have to request. This matters most when you’re stacking multiple launches in a month, since one slow delivery pushes every other listing behind it.

Does virtual staging work better than a floor plan for empty Bothell listings?

It depends on what buyers need to picture. Virtual staging helps buyers imagine furniture and flow in an empty room, while a floor plan gives them exact dimensions and layout accuracy. Split-level and multi-level homes, common in Bothell from the 1960s through 1980s, often need the floor plan first since photos alone don’t explain the stairs.

Are older Bothell homes harder to photograph than newer townhomes?

They’re different, not harder. Older single-family homes near Downtown Bothell often have wooded lots and mature landscaping, so exteriors and twilight shots carry more weight. Newer townhomes near Canyon Park are taller and tighter, so interiors and the floor plan do more of the selling work in the listing.

Should I choose Matterport or a Zillow 3D Home Tour for a Bothell listing?

Choose Matterport if you want the tour to appear on the MLS, your branded site, and other syndicated platforms. Choose a Zillow 3D Home Tour only if you’re fine with it living solely on Zillow. Matterport gives Bothell agents more reach, especially with relocating buyers from the UW Bothell and Canyon Park corridor shopping from out of state.
